DMCI looks to sell 12.4 billion yen of new project in Makati

DMCI Homes has set its sights on sales of 12.4 billion pesos from its second premium brand called Fortis Residences in Makati.

Alfredo Ostria, the company’s president, said the project, which will contain 37-storey condominiums, will be the second under its premium brand, DMCI Homes Exclusive.

“We are very confident that this project will give better value for money to buyers,” Austria said during the media launch of the project.

The upscale mixed-use development will rise along Chino Roces Boulevard and will be part of the special mixed-use area launched by the local government, called Makati Southwest Gateway. It will have 480 units initially put up for sale to the public.

Within the district, the focus is on infrastructure functionality, walkability, and green spaces.

The project will cost 250,000 pesos per square meter, which Austria said is still cheaper than its counterparts in the region offering up to 300,000 pesos per square metre.

Fortis Residences will include a residential tower with amenities designed to meet the needs of buyers’ changing lifestyle priorities. A mixed-use building featuring office and commercial space, One Fortis Plaza, will also be built adjacent to the property.

The upgraded finishes will be noticeable, the company said, and each unit will come with essential appliances, including split-type air conditioning units, cupboards, range, water heater and digital safes.

Residents can become productive at home while enjoying the amenities of a luxury vacation every day with the property’s built-in internet and hotel-like concierge service.

On top of the concierge services, DMCI Homes Exclusive customers will have a dedicated customer service support team on top of the mobile app with built-in intercom, among other features.

The property will feature DMCI technology that enables natural light and fresh air to surround the units, and a complete water recycling facility, capable of collecting and treating wastewater, making it suitable for public use, landscape irrigation, and facility maintenance.

Other amenities include electric vehicle charging, use of LED lights, RFID security system, controlled elevator access, digital locks for all units and 24/7 security service, among others.

Fortis Residences is DMCI Homes’ second project under the premium brand DMCI Homes’ Exclusive after Oak Harbor Residences, a condominium in Asiaworld City in Parañaque.
